it depends on the buyer - but 3% is pretty standard right now, the days of 0% down are gone for awhile. More gives you more options, but not entirely necessary.

that first time home buyer tax credit deal that just was passed...

So the government wants you to buy a home. What are they doing about it? How about an $8,000 credit on your taxes? If you owe $500 at the end of the year - you get $7,500 refund. If they owe you $500 at the end of the year - you get $8,500! Free Money!

+ Buy between January 1st 2009 and December 1st 2009
+ Any type of home (condo, townhouse, single family home) - must be your primary residence
+ Must make less than $75k a year as single person or $150k as a married couple - above that money still available, just less - up to $95k and $170k
+ First time buyer is a first time purchaser OR someone who hasn't owned in 3 years
+ No repayment if you own for 3 years (recaptured on sale if sold before 3 years)

yeah, that's nice too - it's a interest free loan though. The new deal is not a loan.

Most Definitely!

Yes, there are houses available for $75,000 - but be assured, they need work! Felix is the man to help you - besides the many projects he's done for clients, he restored his house to its original arts and crafts glory. I don't think there is a vintage home repair he hasn't dealt with.

I know in the past Felix has been willing to help gauge "to-do" lists for a buyer before writing an offer on a home. Sort of a contractors inspection - this is a good option to get the REAL cost of a home that needs work.

yeah, I'm happy to come look at a house and give you an assessment of what it would take to rehab/repair things. Also you can work through possibilities like finishing an attic, adding a bathroom etc. before you buy.
