In todays Trib, as one can see my Duplex for rent is way less than rent for some box in box & you get soooo much more. I'd say it's a helluva deal! Very Happy

Home-buyers' troubles good news to landlords
Housing jitters, high prices and a topsy-turvy mortgage market have brought good news to Twin Cities-area landlords.
During the second quarter of 2007, the average vacancy rate in the Twin Cities metro area was 3.9 percent, down from 4.8 percent a year ago, according to a quarterly report issued by GVA Marquette Advisors.

Growing demand for apartments in the wake of slack demand for houses has also pushed up average rent prices 2.7 percent, to $883 last quarter.

Property owners say they still haven't made up ground lost during the housing boom, when homeownership rates set records, forcing many landlords to offer rental concessions and reduced rent in some cases.

"It's a good start," said Steve Frenz, president of JAS Apartments Inc. "For better than six years it's been dismal."

Frenz, whose apartments mostly are in Minneapolis, said that he's able to increase some rents for the first time in six years, in large part because renters aren't buying houses as often as they did in recent years.

The second-quarter report confirms that the rental market is strengthening after five years under pressure from a strong housing market. One of the strongest areas is downtown Minneapolis, which posted an average market rent of $1,094 per month, the highest submarket in the metro area, and an average vacancy rate of just 3.3 percent.

Citywide, average rent during the second quarter was $855.
Downtown Minneapolis vacancy rates remain among the lowest in the metro area, despite an increase in the number of unsold condominiums that are being rented rather than sold by investors.

Not so in downtown St. Paul, where the average vacancy rate was 8 percent, a sign that demand is slack or that there's a glut of unsold condominiums for rent.

The rental market is also benefiting from a dearth of apartment construction.

I like it when advertisement are missing the most important part, like size and # of bedrooms, etc. Are Christians acceptable?
